Privacy Policy

Hidden Valley Ranch Community (the “Service,” “we,” “us”) is a private, members-only community forum operated by Shompton (on behalf of the Association) for the Hidden Valley Ranch Property Owners Association. This policy explains what information we collect, how we use it, and your choices. Questions: support@shompton.com.

• Account information provided by an administrator when your account is created: first and last name, email address, mobile phone number, and property address within the community.
• Profile information you choose to set, such as a display name and whether to show your property address on your posts.
• Content you post: messages, replies, and any files you attach (photos, PDFs, contact cards).
• Sign-in and delivery data: one-time passcodes we generate, and basic technical logs needed to operate and secure the Service.

We do not sell your personal information, and we do not use it for advertising.

• To verify your identity and sign you in using one-time passcodes.
• To operate the forum — showing your posts to other members and notifying participants of new activity in discussions they take part in.
• To administer accounts and keep the community private and secure.

If you sign in using your mobile number, we send a one-time passcode by text message (SMS) so you can access your account. We may also send occasional account-related notifications about activity in discussions you participate in.

• Consent. Members are added by an association administrator, and by providing a mobile number for your account you consent to receive account-related text messages from Hidden Valley Ranch. SMS is optional — you can always sign in with your email address instead.
• Message frequency varies and is transactional (for example, a passcode each time you sign in, plus occasional activity notifications).
• Message and data rates may apply depending on your mobile carrier and plan.
• Opt out at any time by replying STOP to any text message; reply HELP for help. After you reply STOP you will no longer receive SMS, and you can continue to use email sign-in.
• Carriers. Mobile carriers are not liable for delayed or undelivered messages.

No sharing of mobile information. Mobile phone numbers and SMS consent are used solely to operate this Service. We do not share, sell, rent, or transfer mobile opt-in information or phone numbers to third parties or affiliates for their marketing purposes. Text-messaging originator opt-in data is not shared with any third parties except the messaging provider strictly to deliver the messages you request.

Your posts and display name are visible to other signed-in members of the community. Beyond that, we share information only with service providers that help us run the Service — our hosting provider, database provider, email provider, and SMS provider — and only as needed to operate it. We may disclose information if required by law.

We keep account and content information for as long as your account is active or as needed to operate the community. You can ask an administrator to remove your content or deactivate your account by contacting support@shompton.com.

We use industry-standard measures to protect your information, including encrypted connections and passwordless one-time-code sign-in. No system is perfectly secure, but we work to keep your data safe.

• Use email sign-in instead of SMS at any time.
• Reply STOP to opt out of text messages.
• Contact an administrator to update your details, hide your property address, remove your content, or deactivate your account.

We may update this policy from time to time. The effective date at the top reflects the latest version.
